What CMA Studio does
CMA Studio produces a Comparative Market Analysis and listing-presentation package that a licensed real estate agent presents to a prospective seller. The agent selects the comparable properties. The product computes a supported price range, a recommended list price, and a days-on-market estimate for one subject property, then assembles the analysis, a seller net sheet, and a written market narrative into a branded package the agent delivers as a web link or a printed PDF.
The customer is the agent, not the consumer. There is no consumer-facing property search, no public listing display, and no lead generation.
How data reaches the product today
Dissonance LLC holds a Back Office data licence for OneKey MLS through MLS Grid, countersigned by the sponsoring brokerage, and the production feed has been live since August 20, 2026. Comparable property data reaches the product from a replica of that feed held on our own server. As a fallback, an agent can also load an export produced from their own MLS session, using data they already have the right to use.
Each brokerage whose agents use the MLS path is added to that licence by its own broker's signature. An agent whose brokerage has not signed uses the export path.
That export is parsed and analyzed entirely in the agent's browser. Comparable records from an export are never transmitted to or stored on our servers. The only server-side calls made during an analysis on that path are a ZIP-code-level market-statistics lookup to RentCast, a third-party public-records API, which receives the ZIP code for that lookup; on the MLS path, when the subject home is not currently listed, its street address is also sent to RentCast to fetch the home's public record (beds, baths, size, year built), with the owner and sale details in that record discarded on our server; and a usage-count check that carries only a one-way hash of the agent's email. None of them receives any comparable record.
Licensed data held on our server
MLS Grid's API supports replication only and cannot be queried by location, so serving a comparable search means holding a replica of the OneKey feed on our own server. That replica stores a deliberately minimised field set: the property and price attributes needed to compute a comparative market analysis, and nothing else. Owner names, listing- and buyer-agent contact details, and showing instructions are excluded at the request layer and are never stored. Closed sales are kept for 24 months and then removed; a listing that leaves the feed is excluded from every search and its photos are deleted. Listing photos are copied to our server, as the licence requires, shown only inside a CMA, and removed with the listing.
An access log records which records each comparables search reached and when, as the licence requires. The privacy policy describes both in detail. The demo subscription used to build the feed workflow before the licence was issued was wiped on the day of the cutover, so no sample record can surface as a comparable.
Exact data use
Where comparable property records are used, they are used only to:
- compute a supported price range, a recommended list price, and a days-on-market estimate for one subject property;
- display those comparables, with their attributes, to the agent and to that agent's own seller client;
- generate a written market narrative grounded strictly in those computed figures.
Uses we do not make of comparable property data:
- no public display, syndication, or consumer-facing search;
- no lead generation;
- no resale, sublicensing, or transfer;
- no training of machine-learning models on the records;
- no aggregation across brokerages into a market data product.
Retention scope is per subject property, per agent, for the life of that listing engagement.
