Same lines, same order as the net sheet you already use. Every one is optional; anything you leave blank simply will not appear. Costs you reuse are remembered on this device. Mortgage payoffs, prorated taxes, "Other" and buyer closing costs are not, so one seller's numbers never follow you to the next.

Export actives, pendings, and solds from your MLS as a CSV (Matrix, Flexmls, and Paragon all do this) and drop the file here. Nothing is uploaded anywhere; it stays on your device.
How to export from your MLS about 30 seconds; no formatting needed
- Matrix: run your comparable search, check the listings you want, then Export and choose the CSV (spreadsheet) option.
- Flexmls: from your search results, choose Download, then CSV.
- Paragon: from your search results, use the Export or spreadsheet option and pick CSV.
Column names don't need to match the example; we recognize the common variants automatically. Any export with a status, address, list price, and square footage will work. Rows we can't read are listed for you, never silently dropped.

Uses the ZIP, beds, and square feet from step 01, finds nearby solds, under-contracts, and actives, and you pick which ones make the case — nothing is auto-selected for you. Heads up on privacy: this path sends the ZIP and those filters to our server to run the search; everything else still happens on your device.
